General specification standards
Structure
Foundation with racked reinforced concrete and continuous or isolated footing, according to each case. Reinforced concrete beams and pillars, walls between terraced homes with a double 20 cm chamber. First framing with alveolar slabs, the remaining ones with one-way highly insulating polystyrene arch-beam framing.
Façade
Façade enclosures formed by 20 cm thick double chamber vibrated hollow concrete block walls. Fine mortar cladding finished in waterproof paint.
Roof
Flat roof with a waterproofing sheet, finished with ceramic paving in private solariums.
Paving, coatings and partitioning.
9 cm light concrete block inner partitioning. 20 cm double chamber vibrated concrete block partition in divisions between apartments.
Gypsum plaster coatings inside apartments, both vertical and horizontal. Suspended ceilings in bathrooms, kitchens and in corridors and halls, according to different needs. Ceramic tiling in bathrooms and kitchens. Parge coating on walls and terrace ceilings and on external corridors. Concrete garage walls with gypsum plastering on the upper portion.
Flooring
Top quality ceramic inner paving and skirting boards.
Asphalt aggregate mixture in the garage. Clinker and stamped concrete in common areas. Ceramic paving in private terraces the same as for private solariums.
Paint
Inside the apartments, washable plastic paint on ceilings and walls and textured coating finishing. Plastic paint on plaster in bathrooms, kitchens with one base coating and two finishing coatings. Matt white lacquered doors. For exteriors, plain, matt, waterproof exterior paint shall be used.
Exterior finishing work
Exterior finishing work with white lacquered aluminium, double glazing sliding or drop windows. Polyurethane-filled aluminium rolling blinds, lacquered in white. Steel white lacquered three point security front door with a peep hole.
Interior finishing work
Normablock prefabricated inner apartment doors or the like, blind and with flashings. Top quality door fittings. Lacquered fronts for built-in wardrobes with sliding doors and ventilation lattice, with a top shelf and a clothes bar.
Kitchens
Fitted kitchen with upper and lower units, fronts and doors of finished wood, with a stainless steel sink, vitroceramic 4-hob stove, electric oven and extractor with filter.
Double body refrigerator in all the apartments. Fittings for washing machine and dish washing machine.
50 L electric boiler for 1 bedroom apartments, 75 L electric boiler for 2 bedroom and duplex apartments.
Toilets and plumbing
Polybutylene (PB) or copper pipes in water pipe plumbing. PVC pipes for drainage and automatic sprinkler systems in common areas.
Bathtubs in 1 bedroom apartments. In two bedroom apartments, one bathroom with bathtub and the other with a shower unit without screen. Duplex apartments will have bathtubs in both bathrooms.
The remaining sanitary units will be the latest model of vitrified porcelain from a top manufacturer, in white. The sink shall be inset in the bathroom unit. Pedestal sinks in the apartments in which they are anticipated. Chromed, top quality mixer taps.
Electricity, TV and telephone
Wiring according to current Low Tension Electro-technical Regulations with high quality brand mechanisms, with a switchboard and protections.
Fixing of side lights on terraces, staircases, entrance halls and common area corridors.
Illumination of common areas with area timers.
Telecommunications installation according to the Common Telecommunication Infrastructure Regulations for Accessing Telecommunication Services Inside Buildings. Two capturing sets with antennae for capturing terrestrial television and FM radio signals and two parabolic dishes for receiving satellite television signals. It shall only be necessary for the owner to place a satellite receiver and contract the service if so desired.
TV, FM radio and telephone points in the living room and bedroom(s).
Terraces and balconies
Ground floor apartments shall have a water point, electric point, drain and light point on the terrace. Vegetable soil in the garden. Upper floor apartments shall have an electric point and a light point on the balcony and the solarium, which shall also have a drain.
Other fittings
Garage fitted with evacuation signs and fire extinguishers according to the current regulations. Kitchen exhaust hood ducts. Forced ventilation in garages through extraction ducts in galvanised steel as regulated.
Gardens in common areas.
Central post box.
Gunite concrete swimming pool finished in gresite tiling with filtering system.
