Property Inspection Checklist

This basic property inspection checklist will get you started on what to look out for when you are inspecting a property for sale. Print out a checklist for each property inspection visit you make, so that you can take notes to refer to and compare.

  • Check the size of the house and rooms. Is the furniture crammed? Is there enough free space to move around comfortably?
  • Is the house well insulated? Does it feel too hot or too cold for the current weather conditions?
  • Can you see any leaks, signs of damp or suspicious new paint?
  • Are there any cracks or bulges on the walls that could indicate humidity or even structural problems?
  • Does the house receive sufficient natural light?
  • Is the neighbourhood noisy? Can you hear loud traffic or neighbours from inside the house?
  • Are there any water pressure or plumbing problems (check by turning on several taps at once)? Any blocked drains?
  • Are all windows and doorframes in good condition? Do any of the windows stick? Do all doors close properly?
  • Is there any mould in wardrobes, cupboards or bathrooms?
  • Is the flooring in good condition? Check for loose tiles.
  • Are there any large trees close enough to the property for their roots to cause problems?

Add to this property inspection checklist any other things that are important to you, including features you would like the property to have. And remember, don’t be shy of the property owner. A thorough property inspection could reveal issues that you should be aware of before you make your decision. Once you are about to decide on a particular property, a proper property inspection by a qualified surveyor is highly recommended.
